Malta and Gozo streetscapes present a very particular scenario to the new visitor who has never before experienced the islands’ character and lifestyle. The similarities and diversities from street to street are very obvious, yet they are sometimes so subtle that they become hard to pin down. It all boils down to tradition, practicality and a way of life that accentuates island living, Mediterranean temperaments and lots more besides.
Take doorways of Malta Property. Keen photography enthusiasts will find food for inspiration here. The older doors can be pokey little affairs that lead into decades-old Houses of Character in Malta, just as they could become huge and imposing prima donna affairs equipped with gigantic brass knockers, shoe mud scrapers, dainty bell-pulls and fronted by complexly decorated wrought iron gates. One particularity linked closely to the country’s religious ties is the proliferation of holy niches, religious figurines and Christian emblems that are usually embedded next to the house name or door number and very often also lit up with a miniature lantern. House names of real estate in Malta can be quite entertaining – ranging from that of the village patron saint, to the name of the Australian city from where the family repatriated, to bizarre combinations created out of the owners’ names. And then there is the ‘hasira’, very often placed right in front of the main door – a kind of curtain made of spliced bamboo reeds that is used to keep the sun out and retain the cool ambience indoors.
Then there are the windows. Now in a country that has been through such a lot historically speaking, it is not surprising to see windows that have a Moorish slant, others that seem to pop out of a Spanish hacienda and still others that emulate those very English bay windows. A general rule- the older the piece of real estate in Malta is, the smaller the windows. One can virtually trace the island’s history just by observing the architectural nuances. For instance – observe the balconies. The closed wooden framed balconies are a traditional characteristic harking back to the very ancient ‘muxrabija’ or peep box of Middle Eastern origins. Naturally the large balconies are now a far cry from the small peep boxes but the concept is very much the same.
Open balconies are good excuses to utilise as makeshift green areas with pots of plants and flowering species to beautify a façade. This perhaps harks also back to the age-old tradition of placing a flowering geranium in a pot on a windowsill visible from the street to announce that the house has a daughter of marriageable age and available for proposals. Now the flora has changed somewhat and whilst geraniums remain strong Mediterranean favourites preferred for their colourful hardiness, the wide variety of plants makes for a very diverse mix and match of natural embellishment.
Modernity has slowly seeped in to influence architecture as well and encourage change. Even balconies, front doors, and windows have moved on with the times and at times one will be faced with a façade that encompasses a number of characteristics as diverse as all the different influences that they echo. Yet the total look remains surprisingly one of homogeneity and interest.
Buildings are now becoming higher and apartment blocks are the order of the day. Yet even the Maltese know full well that nothing beats a typical Maltese house of character or townhouse for uniqueness in design, key features and a homely feel and look to a house. Whatever the style, age and character of a building, the strong favourite characteristic remains good old globigerina limestone which is that milky cream stone that is the be-all and end-all of Maltese constructions. Whilst man-made concrete bricks have stepped in to replace limestone, the soft indigenous stone had kept its stead and is still quarried in different parts of the islands and appreciated for its flexible characteristics.

According to sources close to the Malta property market, there seems to be one piece of furniture that is desired by most of the contemporary house buyers. These comprise the younger generation, or the first-time-buyers, right down to expatriates and other foreigners seeking real estate in Malta or Gozo.
As some ancient auction catalogues witness, Maltese furniture on the local market has always been around. However until the late seventies, when compared to other existent and imported furniture, Maltese antique furniture was not so much in demand. Malta’s colonial era, with its heavy dependence on the presence of the British Forces, had encouraged the consideration of certain foreign furniture as more prestigious and, in say catalogues from the 1940’s, the EM symbol, standing for ‘English Made’ frequently embellishes descriptions in catalogues.
Since the eighties however, following a period of stringent restrictions on the importation of antique furniture, indeed all furniture, under the auspices of protecting the local manufacture, saw a dwindling of requests in furniture emanating from a foreign market. Interest had shifted until it became focused on Maltese furniture and that naturally entailed a more inward looking search for Malta-made goods in general.
The past three decades have experienced a complete renaissance of the Malta-made product which now graces the antique market that has, as result, grown considerably in confidence. Besides, in these days of credit-crunch difficulties it has come to embrace fairer and sounder investments. Maltese antique furniture has become a most lucrative opportunity. This may be gauged by the mushrooming of local antique shops each with their own niche markets; a new and younger generation of buyers together with a stronger awareness and knowledge for the antiques world. Fairs, exhibitions, antiques courses, and well advertised and attended auctions also contribute to a general strong market feeling.
All these changing trends however, have never infringed on that ‘one piece of Maltese furniture’ whose value and appreciation has withstood the test of time, having gained the respect of buyers throughout generations.
More commonly known as l-Arloġġ tal-Lira (the one-pound clock) this unique Maltese wall clock could be found in palaces, convents, stately homes and Auberges of the Knights of the Order of St. John, especially during the late 18th century. Apart from telling the time, these clocks also served a decorative purpose. This rendered the clock’s case designer, as different from the actual maker of the clock movement, into a very important artisan.
A knowledge of fashionable taste, an understanding of furniture design, proportion, the rules of architectural composition, the art of ornament and an ability to appeal to the purchasing public, in this case, a discerning clientele, was, and still is, the responsibility of the case designer.
With comparatively rare exceptions such designers have remained anonymous in contrast to our knowledge of the actual clockmakers. With such decorated clocks it seems that this happened everywhere else in Europe except for one notable exception. In France of the eighteenth century, the case design of clocks was considered to be such an art-form in itself, that one may find lists of the case designers, but not the clock-makers whose work with the movement of the clock, was judged to be a necessary but not a dominating feature of the product.
The origin of the Maltese clock is unclear. What is remarkable is that a small island country was able to sustain an indigenous clockmaking trade. They were produced over a period of around one hundred and fifty years solely for the local market at a time when only the aristocracy and the Church could afford them.
The older and more prestigious ones are often visually decorative; gilded and coloured. The dial painted with scenes or flowers, and the general effect is always pleasing. The clocks also contain varied images of landscapes and seascapes while some have floral motifs. Some feature scenes of Mdina and the Grand Harbour. Early examples had just the hour hand and later ones also had a minute hand.
My interest in antique Maltese clocks was instilled by the magnificent exhibition organised by Fondazzjoni Patrimonju Malti. It was held in April 1992 in ‘The Great Hall’ of the Auberge de Provence, Valletta, and seventy-three examples of these clocks were displayed, together with a selection of mantel and grandfather types. Also exhibited were some clock movements including one from a turret clock, various sundials, and a full-scale diorama of a fully equipped clockmaker’s workshop of the period. The vast variety of the uniquely lavish and ornate baroque timepieces on display in this memorable exhibition were manufactured exclusively in the Maltese islands. I wonder how many of these clocks can be found around the Islands of Malta in Malta properties that were rented in the old times and if the owners even understand the value, not only monetary.
When you first walked into your new Malta property, you were faced with a bare paved back yard. It could have been a bare terrace, or a bare patio. Whatever sort of outdoor space your piece of real estate in Malta could boast of, was very outdoor but also very bare. Glum predicament, and although the Malta real estate agent tooted about it and its potential, now that you’ve bought it, you still have to find a way of arousing that potential. If you don’t exactly have green fingers, then you will need some practical advise on the easy way around getting it revamped.
First consider how large your given space is. Then determine what you want to do in it. If its small size fluctuates somewhere between that of a spare bedroom and a bathroom, then you are probably just hoping for enough elbow space in which to stretch out and gasp in some fresh air. But don’t lose heart – even the pokiest outdoor space can be totally transformed if you only put your mind to it.
Clear up the space from any rubbish in the corners and take stock of the character of the place. Does it have high walls all around? Does it have a balcony which overlooks a lovely sight or one which overlooks more brick and mortar? Does it lead anywhere else?
Is the outdoor space very sunny, semi-shaded or very shaded? This will determine the kind of plants you will need to include when you start off your greening list.
Decide on a colour scheme. You might fancy terracotta walls or whitewash, or a primary colour like blue. You might decide to have some sort of mosaic detail on one wall or perhaps just leave the walls in natural stone and decorate with the greenery. One of the most exciting walls I have seen was a whitewashed backyard wall carrying an impressive collection of terracotta sun plaques.
For those who are faced with four bare walls, the good news is that bare walls are excellent for climbing plants. These can be helped in their climbing by the addition of pretty wooden or plastic trellises that can be easily attached to the wall. If you seek the advice at a reliable nursery, you will be able to get a fast-growing plant which potentially also produces flowers, such as the white stephanotis. Using this plant against a terracotta coloured wall is great for visual impact.
Choose succulents such as the Paddle Plant or the Sempervivum for sunny areas. These grow so easily in Mediterranean Malta. If you manage to get cuttings of varied succulents from the neighbours, just leave each cutting sitting on a ledge to dry in the sun, and once the cut-off stem has dried out completely, plant in the soil and water sparingly. You can plant multiple cuttings in one trough or large round pot, to eventually get a lovely crowded effect. Succulents grow with minimal care and thrive best in sunny places which offer just some dose of shade during the day.
Get hold of geraniums. Geraniums, both regal and not, will grow brilliantly and thrive where there is sun. Don’t try to plant them in shady places – they will just wilt away.
For shadier places choose simple things like the Asparagus Fern, Flowering Begonias, Spider Plants or Umbrella Grass. The latter loves having its tootsies immersed in water.
Choosing pots that complement your idea of a haven. If you’re after a modern look – choose elegant stream-lined shapes and bold colours. If you’re after a more country-fairy look, choose natural terracotta and rounder shapes. For the classical look try porcelain pot holders. Always put saucers beneath the pots as Maltese summers are very dry and water must be conserved as long as possible. Once the rain starts, turn the saucer upside down and put the pot on it like a pedestal.
Adapt garden furniture according to your space. A hammock can be hung from two sturdy hooks on either side of the yard; a small round garden table and a couple of chairs; a wooden bench in one corner. Try wind chimes, plaques, festoons, hanging flowering pot plants and coloured cushions to make the transformation complete.
Redesigning or nuturing your backyard/terrace will not only benefit your well being but will also add to the value of your Malta property, especially if it is flourishing during the time that you are selling your property in Malta. A buyer would definately appreciate what they see and won’t get a bad impression if your were to leave it bare.

Malta enjoys several double taxation agreements with various countries including South Africa. There are two types of Residence status that one may take up in Malta. In both cases, one must purchase or rent a property in Malta.. Individuals residing in Malta are taxable only on income arising and/or remitted to Malta at the applicable rates depending on the residence status one has opted for.
The property market in Malta might be an interesting prospect. It is an ideal investment as well as the perfect home away from home. The procedures are straight forward and foreign investors are encouraged and assisted actively by government to invest in Malta. There are also options to set up business in Malta where Malta has become a hub for the IT, financial and gaming industries amongst others due to their tax advantages.
Residents Scheme Regulations, 2004
One may take up residence in Malta by obtaining a certificate from the Inland Revenue Department, which certificate is issued for an indefinite period as long as certain conditions are satisfied on an annual basis. Holders may therefore reside indefinitely in Malta and may enter and leave Malta as and when required without the need of any other formalities.
The following is a list of incentives and advantages applicable to holders of a certificate in terms of the Residents Scheme Regulations:
A low flat rate of income tax of 15% with a minimum tax liability of €4,230 per annum after double taxation relief.
Malta’s tax legislation provides for relief from double taxation, whether through negotiated double tax agreements with a substantial number of countries worldwide, or through unilateral provisions. In the case of South Africa the following double taxation rates apply.

There is no real estate tax in Malta. Tax on capital gains arising from the sale of real estate in Malta does exist but residents are exempt if they have used the property as their main residence for three consecutive years immediately preceding the sale and the property is disposed of not later than one year of vacating it.
Duty, at 5%, is chargeable only at the time of the purchase of real estate in Malta.
Conditions for Application
One must own worldwide capital of at least €352,000 (or equivalent) or have an annual income of not less than €23,500 (or equivalent) arising outside Malta. The permit holder is also required to remit €14,100 per annum (plus €2,350 for each dependant, including the spouse) into Malta. The minimum remittances must not be repatriated out of Malta.
Furthermore, a holder of a Residents Scheme certificate is required to purchase or lease property in Malta, having the following minimum values:
Purchase of apartment: €98,067;
Purchase of any other type of property: €1 74, 703;
Lease of residence: €4,193 per annum.
Application Process
The application form has to be accompanied by the following documents:
A copy of the applicant’s birth certificate and/or marriage certificate, as applicable;
Five passport-size photographs in respect of the applicant and his or her spouse and dependants (where applicable);
A police conduct certificate in respect of the applicant and his or her spouse (where applicable) from the police authorities nearest to the place of residence.
A copy of the personal details page in the applicant’s passport as well as that of his or her spouse;
A financial certificate from the applicant’s bankers, accountants or a financial institution, stating that the applicant has an annual income in excess of €23,000 (or equivalent) or a minimum capital of €349,000, and is able to transfer €14, 100 (or equivalent) per annum. The €14, 100 must be increased by €2,350 for each dependant whose name appears on the application (e.g. for an applicant and spouse the amount required is €16,450);
A self-declaration stating that the applicant shall remit to Malta the minimum amounts required.
A copy of either the deed of purchase or the lease/rent agreement if the applicant already owns or rents/leases property in Malta. If the applicant does not already own/lease property in Malta a copy of such deed/agreement is required to be produced at the point in time when one actually takes up residence in Malta this being not later than 12 months after the date of issue of the residence permit.
A fee of €230 is payable upon application to the Inland Revenue Department.
All the above documents must be certified by a Notary and apostilled by the Ministry of Foreign Affairs in the country of nationality.
Timing
The issue of a certificate typically takes around three months from the date of the application. The minimum amount of tax shall be payable within thirty days of approval of the application and shall be credited against the tax due for the first year of residence. The holder of a permit must take up residence within 12 months from the issue of the said permit.
Endorsement of Passport
Non EU citizens are required to have their passport endorsed with the residence stamp. This is obtained by filing an application with a separate department, which stamp is valid for a period of one year and may be renewed on an annual basis as long as the annual conditions on the residence permit certificate have been fulfilled. A fee of €23.29 is payable to the respective department on submission of the application.
Other Residents
This scheme is intended for individuals seeking to transfer their tax residence from high tax countries to those offering lower tax regimes.
An individual who is economically self-sufficient must prove to the authorities that he or she is in receipt of an annual income of €23,000 if married and €14,000 if single.
An individual may also become a resident of Malta as a consequence of taking up employment in Malta. A foreigner taking up such employment would require employment permission, which would be applied for by his employer. Tax Benefits as outlined under the Residence Scheme above will however cease to be applicable to be replaced by rates as shown in the below table.
Taxation
For tax purposes an individual is normally regarded as being resident in Malta for a particular year if, in that year, his stay in Malta exceeds 183 days.

Household Effects
Non EU Citizens may import their household effects into Malta free of VAT and import duties. For non-EU citizens Customs may initially require either a deposit or a bank guarantee for the amount of VAT/duty in question. Upon the expiry of 200 cumulative days stay in Malta, any such deposits or bank guarantees are refunded or cancelled, provided that the duration of stay can be proved upon request.
Inheritance and capital transfer tax
There is no general inheritance tax system in Malta. However, upon the transfer or transmission (upon death) of:
Real estate or shares in a company owning mainly real estate a duty of 5% is payable;
Marketable securities (mainly shares in Maltese companies) a duty of 2% is payable.
Identity Cards
Non EU residents in Malta may apply for an identity card only once they have obtained the stamp on their passport. A Maltese identity card is obtained by completing an application with the relevant authority. A Maltese identity card is not a travelling document for foreigners, however it may be found useful for applying for various services in Malta such as television, telephone, banking and other services.

General Procedures and Costs
Once the immovable property has been selected and we have assisted you in negotiating the price as well as any special conditions duly negotiated and agreed upon an appointment is set to sign the Preliminary Agreement or what is commonly known as ‘Konvenju’. This is essentially an agreement binding both the purchaser and the vendor to conclude the transaction within an established date (term of Konvenju) subject to a set of conditions.On signing of the ‘Konvenju’ you will be required to pay 1% provisional stamp duty as part payment of the full 5% which the balance is due on signing of the final deed and an agreed deposit which is generally 10% in such circumstances.
During the ‘Term of Konvenju’:
Notary Public carries out the necessary searches to verify legal title and to ensure that there are no outstanding debts, hypothecs or liens on the property
Purchaser is to complete all the special requirements e.g. organise bank loan, check on building permits, etc. as agreed upon with seller and stipulated in the konvenju
Vendor will complete all special requirements e.g. complete the building, or finishing certain works etc. as agreed upon with buyer and stipulated in the konvenju
During this time we can be called upon to assist in any queries the client might have. We have very good relationships with all the leading banks on the island and can therefore also assist you as the client in setting up meetings with the bank of your choice.
Once all the above has been completed by all parties concerned a date is set for the actual signing of the Final Deed. The venue of the signing will be held at the local banks legal offices in the case that one may be obtaining finance or either at one of the RE/MAX offices or at the office of the Notary Public. The final deed is read and agreed upon and the balances due will be paid accordingly. Theses are; balance of the selling price to the vendor; the balance due to the Commissioner of Inland Revenue for stamp duty as well as 1% Notary fees to the Notary Public.
If you are a foreigner to the European Union or if you are a Citizen of a European Union however the property you are purchasing is not for a prime residence in order to purchase a property in Malta there is a minimum price that one must pay for an apartment as well as for a house or a villa to be able to obtain an AIP (Acquisition of Immovable Property) permit which is granted by the Ministry of Finance and usually takes some 6-8 weeks. These prices are € 174, 703 (Lm75, 000) (if a house or villa) or € 98, 066 (Lm42, 100).
Citizens of all European Union member states, who have resided in Malta continually for a minimum period of five years at any time preceding the date of acquisition, may freely acquire more than one immovable property without necessity of obtaining a permit.EU Citizens, who have not resided in Malta for at least five years, but have the intention of purchasing their primary residence (take up residence in Malta), do not require a permit, under chapter 246, nor do they require a permit to purchase immovable property required for their business activities or supply of services.
Acquisition of Companies
A body of persons, other than a commercial partnership, established in, and operating from a European Union member state may freely acquire immovable property that is required for the purpose for which it has been set up as long as it is directly controlled by citizens of the European Union Member state who has resided in Malta continuously for five years. A commercial partnership established and operating from a European member state (therefore including Malta) may freely acquire immovable property that is required for the purpose for which it has been set up as long as such partnership is controlled by and at least 75% of its share capital is held by a person (or persons) who is a European Union member state citizen and who has resided in Malta continuously for five years. Any other body of persons require a permit, which is only granted if the property is required for an industrial or touristic project or as a contributor to the development of the economy of Malta.Permission may be refused for the purchasing of property, which is considered to be of historical interest

Most people only think of residential property when considering becoming a landlord which indeed involves the least risk. Today’s Malta property rental market is buoyant due to the number of companies relocating to Malta from various industries such as internet gaming & finance just to mention a couple. This high demand created by a strong government infrastructure that accommodates the needs of these companies creates a natural demand for rental property in Malta from the company executives and staff that relocate to Malta to operate the respective businesses.
The type of employees that seek out employment overseas are usually highly educated or trained according to their job descriptions and therefore are able to afford an average to above average rent ranging from € 400 per month, which would accommodate them in a one bedroom apartment to € 700 per month which would able the employee to afford a luxury two bedroom apartment next to the seafront. Executives usually rent properties with prices ranging from € 1000 up to even € 3500. These budgets would afford them anything from a seafront apartment in Sliema to a condominium apartment in one of our luxury developments in Sliema (Tigne Point, Fort Cambridge) or St. Julian’s (Portomaso, Pender Gardens) that include pool facilities, parking facilities as well as security along with surroundng amenities.
Though the corporate executives are already training Maltese employees to take up these positions in order to save on costs, the rate of new companies setting foot down on our shores outweighs the rate that Maltese are being trained and therefore demand is continuous. There is also the facture that some highly skilled employees maybe headhunted or decide to move away from Malta and therefore a foreign replacement would be a necessity for that company.
The main areas of relocation are St. Julian’s, Sliema, Swieqi, Gzira, Msida as well as Ta’ L-Ibrag, High Ridge and Madliena. Some employees choose to live further afield however these are too few to even mention when we are considering company employees or executives.
The return on invest ranges from 3% to 5% and sometimes you may be able to get 6% if you invest wisely.

In recent years reports and statistics have revealed a considerable increase in the number of people investing in rental properties and therefore becoming new landlords. Indeed, for some, buy to let Malta property has become an alternative to other forms of investment.
Unlike banks and investment instruments such as bonds, property gives a double return: income in the form of rent plus capital growth, and in some areas capital growth has been quite outstanding. The income (initial yield) should be enough to cover your mortgage payments, with a margin for safety built-in. At first glance Malta property is a foolproof way to wealth and security: once the place is successfully let all the landlord has to do is sit back and watch the money roll in! Well, it’s not quite as easy as that, but a properly managed property investment can be a very good way of increasing your wealth. There are pit falls though and if the management side is neglected you could have real problems.
Letting is a relatively complex area which requires a fair amount of knowledge. The best option would therefore be to use a real estate agent in Malta to do your lettings and thus minimise the risks related to market knowledge and maximum promotion. This is the first of a series of interviews that will provide a close-up of some of the most prominent luxury properties currently listed with RE/MAX Malta.
James Vassallo, Sales & Marketing Director of Tigne´ Point properties shares some insight about the kind of luxury properties they have placed on the market.

Recession, slow sales… how has the recent period of time effected sales of your properties, if at all?
“With very few of the stock launched to the market to date still for sale, we have managed to retain our prices and still achieve a reasonable and steady stream of sales notwithstanding the adverse Malta property market conditions. When compared to a lot of other Mediterranean destinations Malta seems to have held its own quite well with the higher segment of the market outperforming much of the rest. It has not been easy – and we are not through it yet of course – but so far our ‘steady-as-she-goes’ approach has paid off and we have continued to sell our properties throughout 2009. Hopefully things will take a turn for the better by mid – end 2010.”
What is the most difficult part of selling a luxury property in Malta, especially a luxury apartment like the ones you are promoting, especially considering that there are others presently on the market which are competing for the same category?
“A lot of boxes need to be ticked before you get a client to part with some 1 or 2 Million Euro for their dream home. Buyers in this bracket tend to be very discerning, have a pretty good idea of what they want and are able to make an accurate comparative analysis of their options – which of course, at these rates, include properties both in Malta and abroad. The first thing you find yourself doing is selling Malta which, to be honest, is not that difficult – especially if you are able to take the client out to experience the islands’ many and varied charms. There are many hurdles to surpass of course, including the usual brigade of ‘experts’ who will shower your potential buyer with a hundred reasons not to proceed with the purchase, even though they have never actually seen the property ! Still the fact that we have now sold 250 of the 260 apartments that were put on the market in the project to date proves that we must be doing something right.”
Who are your typical clients, if such exist?
“The size of the land at Tigne Point is not very different to that of Mdina so, as you can imagine, there are many different styles and sizes of homes within the project. These range from one bed-roomed ‘loft style’ studio apartments to four bedroomed fully detached foreshore penthouses with sprawling terraces and private heated pools. These, and everything in between, have their own markets and potential buyers. The one thing these homes have in common is the convenience factor of this unique destination and the fact that we aim to make them the best properties within their respective categories.”
What do clients in search for a luxury property look out for today?
“One has to remember that most of the buyers for the large seafront apartments are coming from big houses and grand villas and are used to space, light and comfortable layouts. Many of our foreshore apartments are in fact very large by Maltese standards and absolutely enormous compared to flats abroad. The south side of the development is unique in that we built only large apartments on the waterfront. The average apartment size is some 250m2 and some penthouses are 650m2. Many of these have huge terraces for entertaining, high ceilings and lots of light – in fact practically all of them are semi-detached. We have often been told that we have built flats for people who don’t normally like flats. Over the years we have placed more emphasis on the designer elements in our internal specifications and the T10 experience to date proves that this has been very well received.”
Luxury has always been the point behind the acquisition of a villa. Originated in Roman times, villas were built by the upper classes and wealthy merchants as a second residence away from the city, usually, somewhere in thecountryside. These used to serve as a respite from the hot temperature found in cities during summer. Possessing a villa has always been a sign of power and wealth. It is surprising just how easy it is for a burglar to break into your property. Carelessness, neglect or a lack of maintenance on the part of the proprietor will often enable the villain to walk right in. He will then establish an escape route before starting helping himself to your valued possessions. Or, worst still, wreck up the place for his amusement!
I brought up the question of security with a friend who is very knowledgeable about real estate in Malta. He told me that while Malta real estate has never been unduly occupied with the problem, and that when compared to other EU countries Malta’s slate is almost clean, house robberies have occurred. According to the police, the robbers’ connection to a particular location is often made through the innocuous chattering of an unsuspecting maid.
However, certain vulnerable areas around the house might constitute an invitation to the devious mind and the occasional inspection of your property is recommended. It is best to put yourself in the burglar’s shoes and ask where would be the easiest place to break in. If in the past you may have been unlucky enough to have locked yourself out, that’s the place to start. How did you get back in? Was it easy?
You may have been able to reach a window that you always leave open for ventilation. Perhaps you may have been able to reach a window through the handy ladder you keep in an unlocked shed? Or you had to break a small pane of glass to reach the door’s or window’s handle? Anyway it helps to systematically look at each outer door and window checking for weakness in structure, fittings and ease of access.
Re windows my friend from the Malta real estate market has highlighted a couple of points. Special care should be given to windows that are partially hidden. It could be fences, walls, trees, bushes. Thieves prefer not to be seen when they are at work. And not to be lulled into thinking that weak windows on the upper floors are out of danger. Oftentimes thieves come in through the upstairs windows using the drainpipes running close to the bathrooms for scaling.
Door-frames may be more accessible than the actual locks. If a frame is loose or rotten it may be levered out, then using the gap between the door and the frame, the two could be levered apart. Doors with glass panels are particularly bad since the tools are available to easily break the glass and then reach out to operate the locks. And speaking of locks it’s important to be able to differentiate between the strong security stuff and the easily forced cheap latches.
I have to confess that the defence of one’s property (if you pardon my rather melodramatic turn of phrase) imbues the gallant defender with lots of interesting information which would not otherwise have become so easily available. For example while researching this feature I came across the following hints. “If you have blinds in your windows, make sure you have the rounded side facing out and not facing in, so that when someone tries to peek into your house all they will see is your ceiling, not the floor plan and all the things you have.” Now who would have thought of that one?
Another clever tip concerns the way one tackles an answering machine. Apparently thieves do try to make contact before getting down to business in order to ensure that the place is empty. Thus if you have an answering machine, it is better to say: “Sorry we are busy and cannot come to the phone. Please leave your message.” Any other explanation may construe an invitation to a break in.
Since vacant real estate in Malta might offer an attraction to burglars if you are away, please ask your trusted neighbors to take in all of your mail and newspaper deliveries. Parking his or her car in the driveway at night, having at least one light on a timer (even when you are home) and leaving on a radio makes it look as if someone is home.
I have also become aware of the importance of getting to know who your neighbors are. Establishing a rapport with the neighbours in your area is also the best way to protect them as well as yourself. It is amazing how a caring neighbourhood could have a detrimental effect on villains who seem to sense if they are being watched or not by a thousand eyes spread out in all directions.
When all is said and done I believe that following a few steps to ensure that your house is the safest place on earth works wonders for one’s peace of mind.
So, not very long ago, St Valentine’s came along and perhaps you belong to one of those couples who made that life-changing decision on the day… you’re moving in together, getting married, setting up home. You are officially a First time buyer in Malta Fine, great news all round & congratulations. You scour the papers for Malta real estate ads, you make a couple of phone calls and then hit the road with property viewings in mind. But is what he wants similar what she wants and if not, will it all become one huge bone of contention?
It is very important not to do things rashly. Sit down and discuss just what he wants and just what she wants. So you’ve decided on a maisonette in Malta or a house of character in Balzan. You both agree you want your very own front door to yourselves. Good. But if she’s envisioning three bedrooms, a washroom and a large kitchen as prerogatives and he’s only thinking of the two-car garage in the basement and thinks an extension of his bachelor pad will be just as good for both of you, then you’d better re-think things carefully.
1. Draw a plan. Start with your budget – what you need to spend, what you can spend and what you might borrow. A visit to the bank will help to clear up doubts and misconceptions as to what banks will actually be able to lend you after all.
2. Then sit down and make independent lists (his and hers) of what each of you wants in your new common home. Categorise according to what you really must have (one bedroom, one bathroom, one kitchen) and what you think you should have (an extra bedroom, a large sitting room, a terrace to hang out the washing, a garage, etc). Then list what you would like to have and basically things which you possibly could live without (a garden, a sea-view, a two-car garage with automatic door, a broom cupboard, space for a walk-in wardrobe, a spare bedroom for the mum-in-law, etc)
3. Once the lists are done, compare notes and start ticking the things which you both agree on from the outset. Now you need to see what he can live without, what she can live without and what you both agree to as being indispensable for both your wellbeing.
4. Share forces and compile a joint list made up of all these ingredients. With such a list in hand, you will both know what you can compromise on and what you cannot really do without. It is highly unlikely that you will find a first Malta property which can satisfy all of your dreams, but you can always find one which comes close or perhaps which allows for eventual changes and alterations which would fall reasonably within your budget.
5. Now consider the locality. Be practical about this one. Do the same listing exercise where you both list your favourite towns and villages and see where you can come happily together. If she wants to live close to her business, but he wants to live closer to his native village, don’t fret. Opt for an area half-way between and don’t write off one village just because of a reputation. Drive around it together and check out its less known areas about which you might just be convinced to change your mind.
The onus is on being clear about things and being realistic about the outcome of your decisions. Start small and trust in your unifying targets which will help you slowly work your way around making your dream Malta Property come true. So many young couples start off life together sharing the tiniest of homes and whilst slowly growing out of them, moving on and up the real estate scale ladder to what they aspire to achieving one day, together.
