Most people experience life visually. When we have difficulty understanding written text, we try to picture it – the human brain tends to remember images better than it can memorise text. Based on this alone, it has become common practise to use visuals when advertising any product or service.

If you plan on selling your Malta real estate through an estate agent, be sure to provide the them with some good high resolution photos. Many people prefer to purchase real estate in Malta in a finished state rather than one which is still in shell form and requiring quite a fair bit of work. The difference in price between a shell and finished property caters for the works carried out by the previous owner, including labour, installation and the actual purchase of several goods (kitchen, bathrooms etc). It also allows the new owner the added advantage of being able to move in almost immediately. However, for those who are not in any rush to settle into their new property in Malta, the purchase of a shell property maybe ideal. The difference in price allows them use those funds (and possibly less) towards customising the property to their exact requirements. (more…)

Rooftop gardens in first floor Maisonettes in Malta, Duplexes, apartment buildings or even Terraced houses in Malta are a very feasible option, where roofs are flat and most homes have the privilege of having either an entire roof space to enjoy, or a considerable part of it. The other great advantage of creating such an improvement in your property is the fact you will also increase the value of your precious piece of real estate in Malta. If you ever try to visualise yourself as you once were as a tiny toddler, you will realise that the world is a totally different place from a lower angle. The fact that most infants enjoy an adventurous disposition and ladlefuls of energy means that adults caring for them must be extra prudent where home safety is concerned. With some forethought and foresight you can transform a fashionable home into a safe home. Here are just a few ideas that are doable with patience and a handful of gadgets.
The most traumatic accidents which children experience are due to falls. Young children are not capable of assessing dangers and this means that stairs, balconies and windows have to be checked for safety and accessibility. Following a brief visit to Malta in 2011, it has emerged that actor Tom Cruise is looking to buy a luxury property in Malta. The actor, along with his wife Katie Holmes and daughter Suri, visited Brad Pitt, Angelina Jolie and their six children during filming for World War Z, which was partly shot in Malta during the Summer of 2011. Pitt and Jolie were renting Guarena Palace – an 18th century fortress-like villa in Qrendi. It was during this visit that Cruise and his family fell in love with Malta.
Since then, Cruise it is understood that they hired a property firm in Milan – Allessandro Proto Consulting – to source an ideal home for him on the island. The firm has already sourced other homes for Cruise in London and Italy. However, they have been given a bit of a daunting task as one of the requirements for his Maltese property includes a 200m² living room – to be used for entertainment and as well as meetings. This is, more or less, the size of a tennis court. Aside from this, he’s also requested (more…)
So you need to find some office space to rent in Malta? The local papers and Malta real estate websites will probably find you several options to consider, but there are a number of things you must think of before committing yourself to renting office space.
Location – think of all aspects on the issue of location. How far is the office from your home? Will you and your team need to travel a long distance to get there every day? Is the location ideal for your clients? Is the location ideal for your business’ or professions’ reputation? Is it as central as you need it to be? Is it too central, or too isolated?
If you are in doubt, travel to and from the aspired-for office at different times of the day and on different days of the week so that you will gauge all these elements. (more…)
Every seller would like to sell their home fast and for the best price possible. Unfortunately, several sellers have adopted a method of simply deciding to sell their home, and then placing a few adverts or spreading the word. We can help boost up your selling process with 10 tips on selling your home fast, and for the best price:
1) Price it right
A badly priced property will quickly become stale on the market. If you’re not sure of what price to ask for, simply check what other properties in your area are selling for. You can do this by visiting several real estate Malta websites and searching for similar properties.
2) Depersonalize it
Remove any personal items you may have running around. Ideally, your buyer would feel an immediate attachment to the place, but would only feel like an intruder in your home if your attachment to the property is visible. (more…)
Many people consider the decision to purchase property one of the biggest decisions one will make. This is hardly surprising when you cons
ider the responsibilities that come with this decision. One needs to be aware of the process of purchasing a property, the expenses and charges involved, and what methods would simplify their buying process – even more so when it’s the first property being purchased.
It is important to have a budget in mind before searching for properties. Several people have borrowed funds in order to finance their purchase. If this is the case, the bank is able to give you an indication of your borrowing limit based on your salary, factoring in other expenses you may already be committed to. Remember that this is only an indication so be sure to search for properties priced below this figure. It may be prudent to deduct costs of other items, such as furnis (more…)
your first home and purchase another in order to improve on what you have.
The first thing highly likely to come to one’s mind is shooting up the price and increasing the property’s value in order to “save” having to take out another loan on top of an existing one.
It definitely doesn’t work that way. In fact, by doing so, you will find that you will be losing out big time in the long run. And I could safely state this from an experience I’ve lived myself.
Imagine this. You price your malta property at €100,000 but in actual fact your property is worth much less according to current market evaluations. You list your property with a string of malta real estate agents and every now and again you may get a knock at your door or a call to have your property viewed.
