Following a brief visit to Malta in 2011, it has emerged that actor Tom Cruise is looking to buy a luxury property in Malta. The actor, along with his wife Katie Holmes and daughter Suri, visited Brad Pitt, Angelina Jolie and their six children during filming for World War Z, which was partly shot in Malta during the Summer of 2011. Pitt and Jolie were renting Guarena Palace – an 18th century fortress-like villa in Qrendi. It was during this visit that Cruise and his family fell in love with Malta.
Since then, Cruise it is understood that they hired a property firm in Milan – Allessandro Proto Consulting – to source an ideal home for him on the island. The firm has already sourced other homes for Cruise in London and Italy. However, they have been given a bit of a daunting task as one of the requirements for his Maltese property includes a 200m² living room – to be used for entertainment and as well as meetings. This is, more or less, the size of a tennis court. Aside from this, he’s also requested (more…)
So you need to find some office space to rent in Malta? The local papers and Malta real estate websites will probably find you several options to consider, but there are a number of things you must think of before committing yourself to renting office space.
Location – think of all aspects on the issue of location. How far is the office from your home? Will you and your team need to travel a long distance to get there every day? Is the location ideal for your clients? Is the location ideal for your business’ or professions’ reputation? Is it as central as you need it to be? Is it too central, or too isolated?
If you are in doubt, travel to and from the aspired-for office at different times of the day and on different days of the week so that you will gauge all these elements. (more…)
Every seller would like to sell their home fast and for the best price possible. Unfortunately, several sellers have adopted a method of simply deciding to sell their home, and then placing a few adverts or spreading the word. We can help boost up your selling process with 10 tips on selling your home fast, and for the best price:
1) Price it right
A badly priced property will quickly become stale on the market. If you’re not sure of what price to ask for, simply check what other properties in your area are selling for. You can do this by visiting several real estate Malta websites and searching for similar properties.
2) Depersonalize it
Remove any personal items you may have running around. Ideally, your buyer would feel an immediate attachment to the place, but would only feel like an intruder in your home if your attachment to the property is visible. (more…)
Many people consider the decision to purchase property one of the biggest decisions one will make. This is hardly surprising when you cons
ider the responsibilities that come with this decision. One needs to be aware of the process of purchasing a property, the expenses and charges involved, and what methods would simplify their buying process – even more so when it’s the first property being purchased.
It is important to have a budget in mind before searching for properties. Several people have borrowed funds in order to finance their purchase. If this is the case, the bank is able to give you an indication of your borrowing limit based on your salary, factoring in other expenses you may already be committed to. Remember that this is only an indication so be sure to search for properties priced below this figure. It may be prudent to deduct costs of other items, such as furnis (more…)
your first home and purchase another in order to improve on what you have.
The first thing highly likely to come to one’s mind is shooting up the price and increasing the property’s value in order to “save” having to take out another loan on top of an existing one.
It definitely doesn’t work that way. In fact, by doing so, you will find that you will be losing out big time in the long run. And I could safely state this from an experience I’ve lived myself.
Imagine this. You price your malta property at €100,000 but in actual fact your property is worth much less according to current market evaluations. You list your property with a string of malta real estate agents and every now and again you may get a knock at your door or a call to have your property viewed. Whether you’re buying or selling, real estate in Malta is one of the most valuable things you own. The decision to buy or sell propertyis never taken lightly – entrusting that decision to a stranger is even more difficult.
Which is why several people are sceptical about working with a Malta real estate agent . There is a common misconception that an agent will take-over the transaction, and you may not be too happy with the final price. Regardless of whether you are selling or buying a property in Malta, you are not obliged to sign a promise of sale or contract, or indeed make/accept an offer, if you’re not happy with the price. If it doesn’t meet your satisfactions, simply reject it.One of the main reasons for people opting to not work with a real (more…)

The range of first time buyers in Malta is much wider than I had first thought it out to be. It comprises couples who have decided to set up a family, and are seeking a place where to live, right down to the regular long established families who feel that the time has come to make the leap from renting a place to owning a property.
However Ms Jane Caruana, who has just acquired her very first property in Malta, and has kindly agreed to talk to me about her experiences, comes from yet another category. This is how she explained her reasons for her first ever home purchase.
“I had been saving money for a number of working years. I am now 30 years of age, and I feel it is the right time to move out of my parents’ house and invest in a property of my own,” she told me, adding, perhaps in order to make her message clearer, “You may say it was the result of a combination involving a lifestyle necessity, coupled with the need to make some kind of solid investment.”
I then asked Jane whether she had any preferences regarding Read rest of the story Tags: First time buyers, Writers, Tony Cassar Darien, First time buyers, General, Buying property in malta
So you’ve been thinking of buying a property in Malta? And you’re kind of eyeing the local papers and making a note of all the properties with a Sale notice attached to their front window? Whilst you can traipse around and do it solo, there is a lot to be said for getting an Malta real estate agent on board to help you in the hunt. First things first – get a serious
agency and make sure you feel you can communicate with the agent assigned to you.
The agency fee is paid by the seller so the buyer incurs no costs. However you should never take advantage of the estate agent for the simple reason that you may end up the loser if you go it alone or ignore precious advice.
